Recently, REALTOR® Magazine interviewed top political strategists from both parties(1). Despite the rising animosity between the parties, the one thing both gentlemen agree upon is the importance of home ownership for a recovering economy.

The economy – especially the federal deficit – is a key point of contention in Congress. Possible measures Congress could take towards resolving economic issues include revisions to the tax code as well as reforms to the secondary mortgage market – both critical to the real estate industry.

“Both Republican Steve Schmidt and Democrat David Plouffe believe that there will continue to be a tax benefit to home ownership,” commented Anian Tunney, a Piedmont, CA real estate agent broker. “Because the value of home ownership can seem too intangible, or long term, especially for first time home buyers, the tax benefit of purchasing over renting can provide a significant incentive,” continued Tunney.

Incentive is important as inventory continues to be scarce and prices increasing. One of those “intangible” benefits of home ownership is the feeling of stability and connectedness with the community. While many first time buyers are not looking for permanence, establishing a career frequently requires multiple moves; most people do reach a point where they want to establish themselves in a single location. These buyers are looking for what Tunney refers to as “forever homes.” Homes such as 2063 Oakland Avenue – offered at $2,950,000, which go multiple decades between sales, is just such a home for sale in Piedmont.

“That Democrats and Republicans agree that home ownership is critical tells me that changes made towards strengthening the economy will continue to encourage and support home buyers,” concluded Tunney.
