North American Title Co. Opens New Branch in Sugar Land, Texas
Sugar Land, Texas (PRWEB) November 10, 2014 -- Sugar Land is the newest branch location for the North American Title Co.’s (NAT) Houston division. The branch will be led by escrow managers Carla Allum and Kelleye Bonham, joined by business consultant Aimee Montgomery.
“With the intense activity in that area just southwest of Houston in both new home and resale home sales, we’ve had our eye on Sugar Land for several months now,” said Kristy Santelia, manager, NAT Houston division. “We are fortunate to have found an outstanding team of title professionals to staff this new office, and I welcome Carla, Kelleye and Aimee to North American Title.”
Founded as a sugar plantation in the mid-1800s, Sugar Land today is a city of approximately 87,000, located in Fort Bend County. The area has experienced explosive growth in the past several years, notably in a number of large master-planned communities. Much of the growth has been driven by the corporations located in the southwest Houston suburb, including Fluor, Schlumberger, Minute Maid and FORTUNE 500 company, CVR Energy. As a result of its lower-than-average unemployment, positive growth in jobs and population, and projected job growth, Sugar Land was listed as number one for small cities on Money magazine’s September 2014 list of “Best Places to Find a New Job.”
In July 2014, real estate market advisory firm RCLCO listed the nation’s most active master-planned communities, ranking them by the number of new home sales in the first half of the year. Fort Bend County’s Riverstone was ranked number four, with 384 new home sales. Other Fort Bend communities on the RCLCO list included Cinco Ranch (tied for ninth place), Aliana (12th) and Sienna Plantation (17th). Other established master-planned communities in the Sugar Land and Fort Bend area include New Territory, River Park, Telfair, Greatwood and First Colony, which alone has 9,700 acres and 50,000 residents.
According to the Real Estate Center at Texas A&M, the Fort Bend County MLS area had 1,099 sales in September 2014, compared to 1,103 a year earlier, with 9,762 sales for the year to date. There is only 2.3 months’ inventory of homes for sale in Fort Bend, with a year-to-date figure of 2.2 months of inventory, down 12 percent from the same time a year ago. With such intense competition for homes on the market, it’s no surprise that median sales prices in the county have risen 6 percent for single-family homes, from $234,000 to $248,700 in the period from September 2013 to September 2014. Year-to-date prices showed an even greater jump of 12 percent to $260,000 from the same time last year.
“Carla and Kelleye will co-manage the branch,” said Santelia. “Both are 25-year title industry veterans and have a wealth of experience as escrow officers handling resale, refinance and builder transactions. Aimee has worked in the title industry since 1997 and moved into a marketing role in 2006.
“We are so excited about this new location,” Santelia added. “With the very active market for commercial properties in Sugar Land, we are having to open the office in a temporary location, south of Highway 6 in Sugar Land Town Center. We are looking forward to working with the real estate professionals, builders and lenders in the Sugar Land, Missouri City and Richmond area.”
NAT’s new branch will be temporarily located at 2245 Texas Drive, Suite 300, Sugar Land, TX 77479, telephone number (281) 205-5005.
