Distributions Resume After a Three Year Hiatus

Clear Vista Management, a commercial real estate asset management and investment firm, announced that the owners of United Healthcare Office Building will begin to receive distributions after a three year hiatus. Located at 2716 North Tenaya in Las Vegas, NV, the property has gone through a lengthy restructuring process.

Distributions will begin in December and continue monthly. “After a three year interruption, the investors are very happy to receive distributions," said Quinn Palomino, Founder and Principal of Clear Vista Management. “Many of the investors are retired and rely on this income for their retirement. We are pleased to be able to get these monies out to the investors before the holidays."

The property was previously owned by a group of Tenant-in-Common investors. Clear Vista and its affiliates assisted the Tenant-in-Common owners through the 721 roll up process, guaranteed the new senior debt in the amount of $51,000,000, and oversaw the placement of $2,200,000 in mezzanine debt.

“We could not have orchestrated and closed this deal without the help of our affiliates, Versant Commercial Brokerage, Inc. on the financing, and Vantage Point Consulting on the 721 roll up and loan servicing on the mezzanine debt,” explained Palomino. “Full integration with our business partners and keen attention to detail is absolutely necessary on these sophisticated deals.”
