The Ivy Family Office Network hosted its December 2014 Family Office Outlook Forum in Miami, FL on December 1st. Chris Finlay, Chairman and CEO of Lloyd Jones Capital, LLC (LJC) led a panel discussion on “2015 Real Estate Investing.”
Finlay says, “There’s a stronger-than-ever demand for multifamily housing. Many forces are at play including multiple obstacles for first-time home owners. Factors such as massive student debt and stringent mortgage requirements are driving demand for rental properties. More individuals are opting to rent instead of buy. Multifamily is on pace for a record-breaking year in 2014 (and beyond).
Moreover, “Opportunity is rife in real estate – particularly the multifamily sector. Over the past two decades, real estate has outperformed both stock and bond markets. Because real estate is not correlated to the stock or bond markets, it is not affected by the unpredictable volatility of those markets. As a result, multifamily adds a stabilizing factor to an investment portfolio. Apartment sales volume in Texas and Florida trended to $16B in 2014 and $60B nationwide. Volumes in 2015 and 2016 are expected to be similar with 5-6% growth per year. LJC expects to do 10-12 deals in 2015 representing $350-$400 million in deal volume.

Chris Finlay began investing in real estate early in his career as a commercial airline pilot with Eastern Airlines. This evolved into a major commercial real estate business, and he resigned from Eastern to focus on the Finlay Company. It became one of the largest real estate firms in New England.
Later, he began to focus on real estate development, and over fifteen years developed and constructed approximately 40 communities and 5000 units, plus 20 post office facilities. At the same time, he expanded his property management company to accommodate the growing multifamily portfolio. In 1998, the entire operation moved to Florida.
Chris’s education includes Upper Canada College and post-graduate studies at Harvard.
