The 1031 Exchange market heated up throughout 2014, based on increasing property values and uncertainty about future tax rates. It is anticipated that 2015 will be another banner year for the 1031 Exchange industry.

An increase in real property values, combined with the threat of higher tax rates and greater access to financing, fueled a resurgence in 1031 Exchanges throughout 2014, according to Exeter 1031 Exchange Services, LLC. In fact, tax rates on capital gains increased on January 1, 2014. When the Bush-era tax cuts expired, individual taxpayers with adjusted gross incomes (AGIs) of more than $400,000, and married couples with AGIs of $450,000, were subjected to capital gains tax rates of 20 percent vs. 15 percent of prior years.
