C4 Financial announced today that it has placed a $5.7 million dollar loan for a Fairfield Inn & Suites in Sharonville, OH. This limited service 5 story, 95 guestroom hotel was newly renovated in 2013/14 to the Generation 4 Design and Decor. Amenities include an indoor pool, fitness room, lobby workstation, market pantry and breakfast/dining area.
The project was a great fit for a CMBS loan program due to the size, having an out-of-state borrower and financial structure. Working on behalf of the borrower, James Huff secured the debt with Rialto’s CMBS program. This program allowed the borrower to take advantage of a 10 year, 30 year amortizing fixed rate loan at 75% LTC, 70% LTV.
