Seabreeze Management announced today it has signed an agreement to acquire Dana Point, California-based Oceans Property Management.
The acquisition will combine Seabreeze Management’s expertise in managing common-interest developments throughout southern California with Oceans’ BRE processing and forward planning capabilities. This will position the company to provide the highest level of management services for its client communities, from the development stage all the way through to maturity as a thriving, quality association.
In the move, Oceans Property Management Founder and CEO/President Denise Gibbs will join Seabreeze as Vice President.

Extensive Experience in Homebuilding and Development
With the Oceans team on board, Seabreeze Management will have the ability to provide premium customer services at all stages of a community’s existence.
Seabreeze’s Developer Services, led by Gibbs, will include BRE processing and annexation review, project management, as well as the development of community association governing document creation, including architectural guidelines, rules and regulations, annual calendar and evaluation of articles, bylaws, CC&Rs, among many others. Developer Services is an extension to Seabreeze’s thriving BRE budget preparation team.

A native of San Diego, Gibbs launched her career with Ryland Homes as a BRE processor and forward planning project manager. With Ryland, Gibbs was exposed to the early stages of master planning and entitlements, processing more than 1,000 lots.
Continuing her career in the Irvine office of Taylor Woodrow Homes, Gibbs worked as a Forward Planner/Project Manager, learning the essentials of land use entitlements. As a Forward Planner, she managed dozens of projects, presented new communities to the Planning Commission and City Council for approval and was responsible for hiring and overseeing a team of consultants including architects, civil engineers, landscape architects, soils engineers, and environmental analysts. She also created and maintained site development budgets while soliciting bids for offsite construction and negotiating contracts with appropriate business trade partners.
Following this role and prior to founding Oceans Property Management, Gibbs was appointed Director of Developer Services for a boutique community management company. There, she managed as many as 11 portfolio communities and master associations, established a large number of Homeowner Associations with leading builders/developers and established, processed and led the BRE Processing Department.
Gibbs is a Certified Community Association Manager (CCAM) through the California Association of Community Managers (CACM), and is an active member of the California Association Institute (CAI) and Building Industry Association (BIA).
