The fund sponsors estimate investor IRR of 15%+.
The fund is managed by Carpathian Capital Management (CCM), an alternative asset manager in Minneapolis with specific focus on residential real estate. CCM currently manages over $20 million in single-family and multi-family real estate assets in four states. The firm specializes in property acquisition and management for buy-and-hold, rent-to-own, and fix-and-flip strategies.
The strategy for Carpathian Capital Fund II is to acquire performing and distressed properties with values ranging from $50,000 (single-family) to $8 million (multi-family). Property selection criteria include minimum cash-on-cash returns of 10%. Carpathian Capital Fund II is a new fund, but CCM has a track record of returns with a similar strategy. CCM achieved 2014 portfolio returns of 35% ROE and 39% ROE for two recent projects.
Accredited investors who are registered users of EarlyShares can invest in Carpathian Capital Fund II with a minimum investment of $25,000.
