Old Fashioned Deed

Deed and Record electronically prepares and submits timeshare deeds to Nevada counties through the web for recording. After the County approves the timeshare deed, the deed is stamped, and made part of the official land records of the county. Service includes “Declaration of Value” form.

A deed is a document to change ownership such as remove spouse due to divorce, add spouse due to marriage, add or remove a co-owner, and fund trusts. For example, ownership in a timeshare is awarded to one spouse in a divorce decree or marital settlement agreement. Until the non-owning spouse is removed as owner, he or she remains liable for property taxes and maintenance fees and may still access the timeshare.

Or for the opposite example, a newlywed desires to add his or her new spouse as a co-owner of a Nevada timeshare or vacation interest. The new spouse is added as owner by deed granting joint ownership to both spouses. The new spouse has access and use of the timeshare.

Nevada timeshares interests are often overlooked in funding of trusts. A trust is created to avoid probate. But if timeshare ownership is not changed to the trust, probate is required. Deeds transfer ownership from the individual to the individual’s trust, avoiding probate and court supervision.

As a trust alternate, owners of Nevada timeshares add a child or relative as a joint-tenant owner. In joint tenancy the deceased owner’s interest disappears by operation of law. The surviving joint tenant becomes the sole owner, avoiding probate.

Timeshare title and ownership change to remove a spouse due to divorce, add spouse due to marriage, add or remove a co-owner, and to fund trusts is provided by Deed and Record. Service is expanded to electronic preparing and filing in Nevada.
