Sterling Properties also announces new Southgate rental community, an extension of Sterling Parc, will break ground this summer in Middletown.

Sterling Parc, a Sterling Properties community that consists of 192 rental residences in Middletown, NY, is now 97 percent leased.

“Middletown’s ideal location in the Hudson Valley is among the many factors that have drawn renters to Sterling Parc as it provides convenient access to highways and transportation,” said Patricia Soder, Leasing Manager for Sterling Parc.

Sterling Parc, a Sterling Properties community that consists of 192 rental residences in Middletown, NY, opened in February 2012 and is now 97 percent leased with waiting lists for one and two bedroom units. In addition to the community’s desirable amenities, innovative floor plans and ideal location, Sterling Parc’s success is also attributed to increased job growth in the Orange County area.

In a recent article published in the Poughkeepsie Journal, Orange County was named the top “jobs-creating champ” in the region, as total job growth was up 6.5 percent in the county from 2003 to 2013. This success in job growth is attributed to the following factors: geography and proximity to New York City, land (29 business parks are found in Orange County and that number is quickly expanding), job growth and notable employers, easy transportation and commutability, population growth and improved tourism.

“Middletown’s ideal location in the Hudson Valley is among the many factors that have drawn renters to Sterling Parc as it provides convenient access to highways and transportation,” said Patricia Soder, Leasing Manager for Sterling Parc. “The community is especially attractive for young professionals, Touro College medical students, Orange Regional Medical Center staff, West Point Military Academy and Stewart International Airport personnel, as well as anyone who commutes to New York City on a regular basis.”

Sterling Parc residents have also greatly contributed to the local economy. “Sterling Parc has played a vital role in the revitalization of the upstate New York area,” said Rosanne Brooks, Director of Marketing for Sterling Properties. “The residents of our community have helped to increase and sustain the economic life and viability of local shopping, dining and entertainment venues.”

Sterling Parc offers one-bedroom apartments from $1,375 per month and two-bedroom apartments from $1,625 per month with resort-style amenities. Two bedroom apartments with a study are also available. Each pet-friendly residence includes a balcony, designer kitchen, washer and dryer and nine-foot ceilings.

“With five floor plans available, these residences are suitable for both entertaining and everyday living,” said Brooks. “Other features include hardwood flooring and designer carpeting in select units, private studies, master bedroom suites and designer kitchens with shaker style wood espresso cabinets and quartz countertops.”

Community amenities include a clubhouse with fitness studio, billiards, business center and outdoor heated pool. There is also a bike and walking path, professionally landscaped grounds, playground and secured private building entrance with intercom system.

Sterling Parc is also home to The Shoppes at Sterling Parc, the community’s retail component, which has 12 retail spaces available. “These retail spaces, which are available for immediate occupancy, will help to create a small town, neighborhood atmosphere and has been a big draw for our residents,” said Soder.

In addition to these rental opportunities, Sterling Properties has also announced that Southgate, an extension of Sterling Parc, is in its final stages of approval and expected to break ground in late spring or early summer.

Sterling Parc and the future Southgate community are located near Interstate 84 and minutes from Route 17 and US 6. Public transportation is available at the Middletown Train Station and the nearby town of Wallkill, which provides service to New Jersey and New York City via transfer at Secaucus Junction in New Jersey. Stewart International Airport is located about 20 minutes from Middletown and Randall Airport is also in close proximity.
