LPA, Inc., one of the largest integrated design firms based in California, has relocated its Roseville office to downtown Sacramento. The new location will allow the firm to develop a stronger presence in a downtown environment and prepare for anticipated growth in the region.
Located on the ground floor of a historic structure, the firm’s new Sacramento location is in a central hub of downtown activity and has been strategically renovated by LPA’s integrated design team. It sits next door to the original 1926 Central Pacific Railroad terminal, giving the office immediate access to one of the busiest Amtrak stations in California and the Sacramento Regional Transit District light rail Gold Line. This location will also provide LPA staff, clients and visitors with easy access to additional forms of transit including bike trials, Highway 99 and the Sacramento Airport.
“Sacramento has really come into its own. There's a feeling of energy and vibrancy from new construction and redevelopment to the Kings Arena and potential repurposing of the rail yards. As LPA celebrates 50 years of design in California, it makes sense to deepen our roots in the Capital City,” said Kevin Sullivan, ASLA / LEED AP BD+C, principal at LPA Sacramento.
The 4,100-square-foot building will include 25 work stations and a 10-seat conference room along with an open collaborative space for meetings and events. LPA designers wanted to keep most of the 1920s-era site qualities while incorporating an innovative, collaborative and sustainable office space—in line with the firm’s four other offices in Irvine, San Diego, San Jose, California, as well as San Antonio. The space is tracking a LEED CI Gold rating and exceeds both California’s Title 24 Building Energy Efficient standards and the 2030 Challenge for interior products.
Steve Newsom, AIA / LEED AP BD+C, associate at LPA, explained, “We approached our new office with an appreciation for its historic character and an honest expression of structure and systems. What we bring into our space can be taken out easily without affecting the building and its character. This concept stems from our commitment to sustainability and preservation of our resources.”
By keeping the historic charm of the site and repurposing it into a 21st century sustainable, collaborative work space, the Sacramento office is a great example how this area of downtown Sacramento can be repurposed “We are excited to be in right in the middle of what promises to be really interesting urban environment and all the amenities that go with a downtown location,” stated Dan Heinfeld, FAIA, president of LPA.
Featuring 16-foot floor-to-ceiling windows promoting natural daylight, the space is organized into two zones: a work zone that integrates sustainable design systems and a collaboration zone with moveable furniture. The open floor plan with no private offices has a “do more with less” attitude with only one conference space that was recycled from the previous tenant improvement. The same approach guided the project build out where the existing concrete floor and structural are exposed and used as finish material. The innovative and efficient HVAC design reduces energy-use and ductwork by incorporating four high-volume low-speed circulating fans. The fans effectively increase air movement and circulation in the space saving energy and initial cost.
Additional sustainable design features include: high performance, suspended LED ambient lighting with LED task lighting at workstations; modular furniture system is purposely flexible and has 70 percent recycled content; low-flow plumbing and efficient water closets reduce water consumption by 35 percent; low VOC paints; green housekeeping practices and in-house recycling.
