In June 2015, the close-in Washington Metro area saw an 11.4 percent increase in the total dollar volume of sales and a 1.2 percent decrease in average sales. For the second month in a row, sales were up 12.2 percent in Montgomery County and up 15 percent in Northern Virginia. This reflects a trend for the suburbs as they continue to catch up to the District, which until now has been the strongest sales area. The supply is high in Fairfax and Montgomery County, while the District continues to have a competitive market with low supply.

“We are seeing strong sales this summer in the outlying areas of Fairfax and Montgomery County as the suburbs have started catching up to the District,” said Donna Evers. “Overall, the price increases were flat in all the jurisdictions since the District has surpassed the price peak that was set early in 2014. The close-in neighborhoods are still experiencing strong demand and low supply, and properties that are priced correctly continue to get multiple bids.”
