Northfield-based Focus Development and its exclusive sales and marketing firm, @properties, announced that The Residences at The Grove, a luxury condominium and townhome development in downtown Forest Park, has surpassed the 70-percent sold mark in its final phase, with only 10 homes remaining.

According to Michael Golden, co-founder of @properties, the more than 20 condominium sales at The Residences at The Grove during the past 90 days makes it one of the area’s fastest-selling developments.

“On top of its great location and amenities, The Grove offers buyers the opportunity to buy a luxury home at a very affordable price. It’s unquestionably one of the best values in the area, and buyers are responding,” said Golden.

Located at 7757 Van Buren St., The Residences at The Grove features two-bedroom, two-bath condominiums priced from $228,900 to $274,900, and two-bedroom, two-and-a-half bath townhomes for $285,900. Floor plans range from 1,160 to 1,302 square feet for condominiums, while townhomes have 1,704 square feet. One heated indoor parking space is included in the purchase price.

“The Grove offers homebuyers the quiet and charm of a suburban community with the amenities and convenience of a city neighborhood,” said Tim Anderson, president of Focus Development. “Between the location, luxury amenities and value, it appeals to a wide-range of buyers.”

All homes in the community include high-end finishes such as hardwood flooring in living areas; berber or plush carpeting in bedrooms; granite countertops; designer cabinetry; stainless steel appliances; and private balconies or terraces.

The Residences at The Grove is steps from the Forest Park station on the CTA Blue Line, which reaches downtown Chicago in less than 30 minutes. It is also just three blocks from the main dining, shopping and entertainment district along Madison Street in downtown Forest Park. The area features a wide variety of restaurants, bars and local boutiques. The Oak Park Metra and I-290/88 are also nearby offering easy access to the city and far western suburbs.

The maintenance-free community features a wide-range of luxury amenities including a fitness center, tot lot playground, and hospitality suite with kitchen. Outside, the centerpiece is a large outdoor terrace surrounded by lush landscaping.
