“To increase the chances of selling your home, there are a few things you can do,” said Silbaugh, who also pointed to the fact that existing home sales in July climbed for the third straight month to hit their highest pace since before the recession, buoyed by strong sales in single-family properties.
Merry’s first tip is for a seller to be aware of the fact that curb appeal sets the tone for all that follows. “Trim the landscaping. Pay attention to your front door - add new door hardware and new paint. These simple items typically return more in sale value, than their cost,” Silbaugh said.
Her second tip is to get rid of odors. “There should not be any odor really. If you want something pleasant, be sure that it is faint,” she stressed, before adding that her third tip is that “the home should be squeaky clean, including the windows and screens, in addition to having the carpets cleaned.”
Number four is get rid of all clutter. “Reduce accessories, clear counters, possibly remove some furniture,” she said. “Less is more. Think model home.”
Lastly, make sure the home is light and bright. “Turn on all lights, open blinds and remove sunscreens,” Silbaugh said. “Implementing these five tips will help sell any home.”
