I’m very excited about the launch of both of these projects. They are vastly different from one another, yet both embody a unique modernistic feel.

Berkshire Hathaway HomeServices KoenigRubloff Realty Group is pleased to represent residential sales for two Illinois new construction developments designed by award-winning architect Peter Nicholas, founder of Nicholas Design Collaborative Ltd. Case Study Houses 2111 in downtown Highland Park consists of four modern single-family residences arranged around a central auto court reminiscent of European-style piazzas and Flite Series, located in Ottawa, Illinois, near Starved Rock State Park, which consists of four modern townhomes that are part of Heritage Harbor Ottawa, a 142-acre master-planned marina resort community located on the Illinois River. Broker Diane M. Karpman of Berkshire Hathaway HomeServices KoenigRubloff Realty Group represents residential sales for both projects.

Peter Nicholas started Nicholas Architects in 1989, which eventually became Nicholas Design Collaborative Ltd. He is a native of California, but decided to relocate to Chicago largely because of his interest in urban architecture. Nicholas won a 2015 ALA Award of Merit for the design of Case Study Houses 2111.

The inspiration for Case Study Houses 2111 was the popular Case Study House program that was initiated in Los Angeles in 1945. Today it remains one of America’s most significant contributions to architecture at mid-century and is indicative of the modern style for which Nicholas has become known. Buyers can choose from two floor plan options, one with three bedrooms or one with four bedrooms. Both plans include a first floor master bedroom, his and her master bathrooms and state-of-the-art kitchens. The three bedroom floor plan also includes an elegant floating staircase and a roof top deck. The design masterfully creates a seamless transition between indoors and outdoors year round and includes architectural elements that create privacy. The use of warm materials in flooring and indoor and outdoor fireplaces creates a sophisticated home for entertaining. Prices for Case Study Houses start at $1,650,000.

Flite Series townhomes at Heritage Harbor is an intriguing project as well. With its close proximity to Starved Rock State Park, the top recreational destination in Illinois, Flite series townhomes are ideal for those desiring a vacation home or year-round living. Priced beginning at $390,000, the townhomes are designed with a two-story glass entry, floating staircase, stone fireplace, and suspended balcony mere steps from the Illinois River.

“I’m very excited about the launch of both of these projects,” said Nicholas. He continued, “They are vastly different, yet both embody a unique modernistic feel. Flite Series is for those looking for a private retreat where residents can enjoy a waterfront home and lifestyle. Case Study Houses 2111 evokes a sense of community living with significant avenues for privacy when desired.”

Karpman said, “We are seeing a definite upswing in new construction communities, and Peter Nicholas is revitalizing historic mid-century design and bringing it into the 21st century.” She continued, “In fact, he was recently named among Chicago’s top 15 architects and it’s easy to see why. His vision speaks to people who are passionate about mid-century style, yet appreciate today’s luxurious conveniences and amenities.”
