Tampa Bay is a wonderful area to live, work, and play. The local population creates an active rental community, both residential and commercial. Whether you rent out a single apartment or a large corporate building, being a landlord comes with responsibilities to provide for your tenants while obeying local laws.

Landlords are required to provide a “fit to live” dwelling, meaning plumbing, heating, hot water, and structural stability must be up to par. They must also provide a secure and pest-free residence. Should you find yourself with a property that does not meet these codes, a facility maintenance provider, like MaintenX, can safely and quickly get your property in working order. This is imperative, because repairs that take too long can allow a tenant to withhold rent.

“Rental properties can be a great source of income, but require an active level of maintenance and involvement,” said Bill Schaphorst, MaintenX’s VP of Business Development. “Staying up to date on local laws, especially as the regulations around tenant rights and duties shift and change, is critical to stay out of legal trouble.”

Landlords of temporary rentals should be aware of bill proposals filed for the 2018 Florida legislation session that look to regulate local government rule on vacation rentals. There has been an uptick in short-term home rentals through platforms like Airbnb, VRBO, and others. House Bill 733 and 789 look to clarify the terms of these short-term home rentals. HB733 would cause short and long-term vacation rentals to be treated uniformly, while HB789 would require registration of rental properties with criminal and civil penalties for not registering.
