Leslie Hospitality will launch a USD10 million hotel acquisition fund on May 1, 2018, the Leslie Hospitality Investment Fund I , which will invest in targeted hotel and resort assets throughout the US and Mexico.

Available to accredited investors directly or by recommendation from Registered Investment Advisors (RIAs), the Fund provides a level of direct access to off-market projects rarely seen in the industry. Combining opportunistic strategies to purchase assets below market with in-house real estate services, Leslie Hospitality leverages its business model to build substantial value in assets with management transformation, renovations, and highly effective repositioning. Targeting primarily full service hotels and resorts that are both branded or independent and when repositioned meet all 4 Star criteria.

The fund will be used to acquire underperforming hotels and resorts in the US and select international markets through direct investments and co-investments alongside private equity partners. “Focusing on assets that are too large or complex for smaller and regional investors and too difficult to execute for institutional size REITs, Leslie Hospitality will invest in USD10 to USD50 million dollar projects with very little competition,” stated Leslie Hospitality President Edwin W. Leslie

Since its formation, Leslie Hospitality, has grown to over USD 500 million of lodging and resort real estate assets under management. Leslie Hospitality targets value-add opportunities in the hotel and resort real estate sectors, where it can leverage its proprietary management systems, best-in-class property management team, and industry-leading financial programs.

"Although it's increasingly difficult to identify investments with attractive risk-adjusted returns, our fully-integrated operating platform allows us the ability to identify and unlock value where others cannot. We are closely monitoring all lodging markets with a specific focus on hotels and resorts and urban assets in Top 50 US markets as well as select tertiary markets which are currently underserved," says Leslie Hospitality Managing Director, Michael Jones.
