An iconic Tallahassee office park is getting a facelift.

As part of an effort to stay competitive and appealing in the rebounding Tallahassee real estate market, the Koger Center – an 18-building office community on Apalachee Parkway where eight state agencies and four non-government tenants are located – is upgrading its facilities through a series of renovation projects. Originally built in 1972, the complex has been a long-standing part of Florida’s capital city.

The roof of the Turner building, which houses the Florida Department of Health, is currently being replaced, with work expected to conclude in April. Additional recent projects include the re-striping of parking lots and the installation of a new standby generator in the Forrest building. Over the past five years, the Koger Center has renovated the lobbies, restrooms, common areas and elevator cabs in nearly all 18 buildings. After completing renovations to the parking lots and restrooms, the Koger Center is now completely ADA compliant.

“We have made significant changes in terms of upgrades to the Koger Center within the last few years, but our commitment to serving our tenants remains constant. With these renovations, our goal is to maintain a modern, appealing and comfortable working space for all of our tenants,” said Todd Hakimi, owner of the Koger Center.

In addition to its highly-recognizable signs on Apalachee Parkway and Capital Circle Southeast, the Koger Center is known for its ample parking, with more than 4,100 available spaces. Its parking lots are utilized on Independence Day each year as a shuttle stop for Tallahassee residents making their way to Tom Brown Park to watch fireworks. The center also boasts an on-site management staff of 15 people; outdoor security cameras; and a security staff that monitors the facility 24 hours a day, 7 days a week.

State agencies with offices at the Koger Center include: the Fish and Wildlife Conservation Commission (FWC), the Department of Transportation (DOT), the Department of Health (DOH), the Department of State (DOS), the Department of Juvenile Justice (DJJ), the Department of Financial Services (DFS), the Department of Education (DOE) and the Agency for Workforce Innovation (AWI).

Non-government tenants include: Hewlett-Packard (Electronic Data Systems), Novitex, VISIT FLORIDA and Automated Health Systems.

Office space at the Koger Center is available. For leasing information, please contact Todd Hakimi at THakimi@HallInvestmentsLtd.com or (516) 570-8500.
