Arizona Land Consulting Quadruples Return To Investors on 12-Acre 1031 Exchange Property in West Phoenix

Arizona Land Consulting, the Valley’s leading, female-owned land consulting firm, announced today the closing of a 94-acre 1031 exchange property for $13.5 million in Buckeye, Ariz. The 1031 exchange investors saw a quadruple return from the initial $3.7 million, 12-acre property purchased down the road.

Arizona Land Consulting closed on 18-acres off Yuma Road and Miller Road in December 2020 for $2.75 million. One year later, 12 of the original 18-acres was sold for $3.7 million in a 1031 exchange, and Arizona Land Consulting purchased a 94-acre property located on Palo Verde and Baseline, near KOREPlex and the Sustainable Valley, for $6 million. The 94 acres were then sold to a recycling company for $13.5 million. The investors involved in the 1031 exchange saw an above average return of four times the initial investment.

The leftover six-acres from the original 18-acre property on Yuma Road and Miller Road is currently in escrow with a storage company. The six-acres was originally purchased for $3 per square foot and is selling for $13 per square foot. A 3,000-square-foot easement of the six-acres, located off the I-10 freeway and Yuma Road, sold for $1.05 million to a digital billboard company in November 2022.
