Burrell Farm Land Auction to Take Place in Wapello County June 23rd
Oskaloosa, IA (PRWEB) June 09, 2016 -- Five tracts of land totaling 563 acres m/l will be sold during a land auction in Wapello County, Adams Township, on Thursday, June 23rd. The auction will take place at the Bridge View Center at 102 Church Street in Ottumwa, IA at 10:00 AM. It is being hosted by RE/MAX PRIDE, INC. and broker, Jason Carter.
The auction will begin with the first three tracts being auctioned separately, they will then be combined to be auctioned as a group. Whichever process nets the seller the highest amount will complete the sale of these tracts. Next, tracts 4 and 5 will be auctioned separately and then combined as before. Again the sale will be completed whichever way nets the highest amount for the seller. The total of all tracts is 563 acres with 287 of them being tillable acres. Details of each tract are as follows:
- Tract 1 – 118 Acres M/L, 50 Acres M/L Tillable, Taxes $620, Ponds, CRP possible
- Tract 2 – 156 Acres M/L, 55 Acres M/L Tillable, Taxes $1090, Ponds
- Tract 3 – 222 Acres M/L, 115 Acres M/L Tillable, Taxes $1820, Ponds, Outbuildings, CRP possible
- Tract 4 – 34 Acres M/L, Mostly Tillable, Taxes $526, Possible Build Site
- Tract 5 – 33 Acres M/L, Mostly Tillable, Taxes $610, Possible Build Site, Hard Surface Road Entrance
All of the parcels in this auction of the Burrell farm will be sold “as-is”, including a $6,500 hunting lease, which will be pro-rated as necessary, and will remain through December 31, 2017. The current 2016 crop will remain in possession of the seller while $40 per planted acre of this crop will be paid to the buyer on November 1, 2016.
