When interviewing potential real estate agents, Mummert suggests choosing candidates who are readily available. Having a Realtor who answers one's calls and quickly responds to emails will make the home buying experience faster and less prone to snafus.
"Ask potential agents how long, on average, it takes for them to respond to their clients," Mummert said. "Keep an eye out for agents who stay in touch with their clients after the home buying process is complete. Good agents will be available to clients well into the future to follow up on loose ends."
They are flexible, patient, and will give you special attention. Agents who are pushy, overbearing, or cut one off mid-sentence should be avoided, according to Mummert. Instead, make sure the agent listens attentively and does not seem to be in a rush to get to their next meeting.
They have good connections. A Realtor who can provide a list of their recommended home inspectors, title companies, insurance providers, stagers, and contractors will be one less thing to worry about.
They won't leave money on the table. A good agent won't be afraid to list a house a little on the higher end of the spectrum—especially in a low inventory market—states Mummert. Make sure that they have the experience needed to make these decisions.
They can help prepare the home for the market. Mummert advises clients to find an agent who can analyze the return on investment for any potential home update that could increase the asking price.
"Homeowners often spend way too much making home updates that have little to no effect on helping the house sell," Mummert concluded. "A good agent can offer advice on the key updates that should be made to increase home value, and what to skip."
