Spring is widely considered the best time of year to sell a home, as high demand, warmer weather and more daylight hours bring the buyers out in droves.

“The real estate market typically heats up every spring,” said Casey Brock, a RE/MAX Alliance agent. “Spring is widely considered the best time of year to sell a home, as high demand, warmer weather and more daylight hours bring the buyers out in droves.”

In fact, the largest number of buyers are actively searching for new homes in spring, making the season a seller’s market. To ensure your home stands out from the rest on the market, Brock shares the following five tips.

No. 1: Declutter. “The most important thing to do to get your house ready to sell is to declutter,” said Brock. “Every room should have the right amount of furniture in it to show to potential buyers how large each room is.” Buyers want to see how they will live in the house, not how you lived in it.

No. 2: Home inspection. This should be done before even listing your home, as it is imperative that any noticeable cosmetic repairs be done before listing. That way you will know of any issues that need to be fixed and can fix them. These types of repair show pride in ownership and make buyers have fewer question about underlying problems.

No. 3: Curb appeal. “Curb appeal is buy appeal, especially in the spring,” said Brock. “Be sure to have your yard nicely manicured. When the grass starts to green up and flowers start to bloom, it is especially important to show potential buyers how well the landscaping is being maintained.” Also keep in mind that yellow flowers stimulate buying urges.

No. 4: Bring spring inside. This can be accomplished by setting out flowers and opening the windows. When showing a home, flowers are just as important inside as they are outside, and once inside a potential buyer will appreciate the beauty and aroma of fresh-cut flowers. Furthermore, let the outside in by opening your windows, which accentuates the positives with sunshine, fresh air and a refreshing spring breeze.

No. 5: Set a reasonable price. “Although spring is the optimal time to sell, you should still ask for a reasonable price,” said Brock. “Buyers are well-informed and savvy and will not appreciate being price gouged.” If in doubt about the asking price, compare your home to similar homes in your neighborhood that have recently sold and for how much.
