Following the real estate market crash in 2007, the home-flipping business has become a big phenomenon. “In fact, there are a number of reality television shows based on this business and numerous buyers in this real estate market looking for a piece of the pie,” said Rachel Romash, owner of Elite Real Estate Solutions, which specializes in buying and selling homes.

For buyers interested in flipping a home, Romash shares the following five key and inexpensive ideas that can make a big difference when selling a home:

No. 1: Curb appeal. “Curb appeal is huge,” said Romash. “Buying a few bags of red mulch for the front of your home and planting some flowers for color makes a big difference to buyers. It gives buyers a homey feeling and sets the mood. Also, hanging ferns on the front porch adds character. This makes the picture of your home pop on the Internet, where most buyers come from.”

No. 2. Neutral paint. “Making sure the paint color of the home is neutral and feels warm is essential when flipping a house,” said Romash. “The use of a lighter gray or tan paint is key.”

No. 3: Declutter. Before putting a home on the market, Romash stresses ensuring all rooms are free of clutter. Renting a storage unit and storing big pieces of furniture that take up too much space can help tremendously.

No. 4: Change out the gold hardware. Changing door hardware from the gold door knobs to brush nickel lever handles also adds a great and inexpensive touch to a home. It also gives a home a more modern look.

No. 5: Change light fixtures. “This is also an inexpensive change you can make to your home that helps with appearance,” said Romash. “Changing all your gold light fixtures to brush nickel modern fixtures will help.”
