Gate Precast Design-Assists at Grand Living Florida Site
Hernando, FL, (PRWEB) October 25, 2016 -- Working in a design-assist capacity, Gate Precast is currently casting, shipping and erecting about 200,000 square feet of hollow core, structural precast for the new four-story Grand Living at Citrus Hills independent living and memory care facility in Hernando, FL.
Early in design, Gate assisted contractor and developer Ryan Cos., headquartered in Minneapolis, MN, with detailed design of the precast component needed for the four-story structure, ultimately enabling the contractor to meet a tight 14-month turnaround. “They (Gate) worked directly with the structural engineer to determine the thickness of planks, span lengths, bearing points, etc.,” said Henri Laari, senior project manager at Ryan Cos. “They’ve done everything that we asked them to do, and when they promised us something they delivered.”
To contend with space limitations caused by the building’s substantial footprint, each floor is being erected into two phases, for a total number of eight mobilizations. “Push pull” scheduling meetings at the beginning of the project also helped determine the most effective schedule.
Ultimately, Gate will provide and erect 350 square feet of 6-inch Gatecore, 1,280 square feet of 8-inch Gatecore, 189,699 square feet of 10-inch Gatecore, and 4,965 square feet of 10-inch solid slabs. All Gate products are being produced and shipped from its Jacksonville, FL, facility
Ryan Cos. chose precast early in the design process due to its enhanced construction speed and cost efficiencies. “Going with the hollow core plank allowed us to accelerate the pace of the project and condense the timeline,” Laari said. Ryan Cos. plans to break ground on two additional precast assisted care facilities at undetermined Florida locations over the next two years.
