No. 1: Find a qualified lender and get pre-approved. Buyers should always be pre-approved by a lender before even beginning their search. "This helps determine the amount of money you are qualified to borrow," said Halley. "This is an important part of the process to make sure you are staying within your budget and desired monthly payment."
No. 2: Review seller's disclosure. "It is imperative to carefully review the seller's disclosure to check for any defects or age of big-ticket items," stressed Halley. "You also want to know the age of the roof, furnace and air conditioning prior to making an offer."
No. 3: Prepare for associated expenses. This includes the earnest deposit, inspections, downpayment, etc. "It is crucial to understand the expenses associated with purchasing a new home so you are financially prepared," concluded Halley. "You will need an earnest deposit check that is typically 1% of the purchase price that is deposited and held until closing at the time your offer is accepted. Finally, once you are under contract, you will need money for home inspections."
