The new Home Warranty Act became effective on July 1, 2012. Senate Bill 2223 was passed during the 2012 regular session of the Mississippi Legislature. The completion date was altered to trigger the 6-year warranty for major structural defects regardless of when the home was sold, holding in place the one year warranty from the date the home is sold. Failing to build a home to proper code can have serious consequences for the new home owner.
