August 31, 2013 Real Estate Performance Review for Barrington Announced by John Herman Team

The real estate performance review for homes in Barrington showed an increase in the number of closed sales and the median sales price for both attached and detached home.
The number of closed sales for attached homes rose by 100%, as the total increased from 21 closed sale for the year ending August 31, 2012 to 42 closed sales for the year ending August 31, 2013. The number of closed sales for detached homes increased by 28%, going from 201 closed sales for the year ending August 31, 2012 to 258 closed sales for the year ending August 31, 2013. There was also an increase in the median sales price for homes sold in Barrington for both attached and detached homes. The median sales price for attached homes rose from $120,000 for the year ending August 31, 2012 to $147,979 for the year ending August 2013, and the median sales price for detached homes increased from $392,000 for the year ending August 31, 2012 to $407,500 for the year ending August 31, 2013.
The Illinois real estate performance review did, however, reveal a decrease in the number of homes for sale for both attached and detached homes in Barrington. The number of attached homes for sale fell from 32 homes for the year ending August 31, 2012 to 19 homes for the year ending August 31, 2013. The number of detached homes for sale dropped from 159 homes for the year ending August 31, 2012 to 118 homes for the year ending August 31, 2013. There were mixed results for the number of new listings for homes in the area. The number of new listings for attached homes fell from 74 new listings for the year ending August 31, 2012 to 59 new listings for the year ending August 31, 2013, while the number of new listings for detached homes rose from 409 new listings for the year ending August 31, 2012 to 430 new listings for the year ending August 31, 2013.
The year also showed a decline in the month’s supply of inventory for Barrington homes for sale. The month’s supply of inventory for attached homes dropped from a 20.6-month supply for the year ending August 31, 2012 to a 5.6-month supply for the year ending August 31, 2013, and the month’s supply of inventory for detached homes fell from a 10-month supply for the year ending August 31, 2012 to a 5.9-month supply for the year ending August 31, 2013. There were also mixed results for the market time for homes sold in this community. While the number of days attached homes remained on the market rose from 210 days for the year ending August 31, 2012 to 215 days for the year ending August 31, 2013, the number of days detached homes stayed on the market fell from 178 days for the year ending August 31, 2012 to 123 days for the year ending August 31, 2013.
