July 31, 2013 Real Estate Performance Review for Cary Announced by John Herman Team

The real estate performance review for homes in Cary showed an increase in the number of closed sales and the number of new listings for attached and detached home for sale.
The number of closed sale for attached homes in Cary increased by 58%, going from 41 closed sales for the year ending July 31, 2012 to 65 closed sales for the year ending July 31, 2013, and the number of closed sales for detached homes rose by 60%, increasing from 208 closed sales for the year ending July 31, 2012 to 333 closed sales for the year ending July 31, 2013. The year had mixed results for the median sales price for homes sold in this community. The median sales price for attached homes decreased, falling from $120,000 for the year ending July 31, 2012 to $95,000 for the year ending July 31, 2013, while the median sales price for detached homes rose from $172,250 for the year ending July 31, 2012 to $210,000 for the year ending July 31, 2013.
The Illinois real estate performance review showed a decrease in the number of attached and detached homes for sale in Cary.The number of attached homes for sale decreased from 41 homes for the year ending July 31, 2012 to 31 homes for the year ending July 31, 2013 and the number of detached homes for sale fell from 189 homes for the year ending July 31, 2012 to 145 homes for the year ending July 31, 2013. There was, however, an increase in the number of new listings for both attached and detached homes for sale. The number of new listings for attached homes rose from 82 new listings for the year ending July 31, 2012 to 104 new listings for the year ending July 31, 2013, and the number of new listings for detached homes increased from 401 new listings for the year ending July 31, 2012 to 485 new listings for the year ending July 31, 2013.
There was also a decline in the month’s supply of inventory for the Cary homes for sale. The month’s supply of inventory for attached homes fell from 12.1 homes for the year ending July 31, 2012 to 7.1 homes for the year ending July 31, 2013. Whereas, the month’s supply of inventory for detached homes dropped from 12.5 homes for the year ending July 31, 2012 to 6.6 homes for the year ending July 31, 2013. The year did show some improvement in the market time for attached and detached homes. The number of days attached homes remained on the market fell from 195 days for the year ending July 31, 2102 to 145 days for the year ending July 31, 2013, and the number of days detached homes stayed on the market dropped from 185 days for the year ending July 31, 2012 to 125 days for the year ending July 31, 2013.
