Real Estate Performance Review for Deer Park Announced by John Herman Team

The real estate performance review for homes in Deer Park revealed an increase in the median sales price and the number of closed sales for all homes in this community.
The median sales price for attached homes rose by 20%, increasing from $349,900 for the year ending June 30, 2012 to $420,000 for the year ending June 30, 2013, and the median sales price for detached homes increased by just over 4%, going from $460,000 for the year ending June 30, 2012 to $480,000 for the year ending June 30, 2013. There was also an increase in the number of closed sales, as the number of closed sales for attached homes rose from 7 closed sales for the year ending June 30, 2012 to 9 closed sales for the year ending June 30, 2013, and the number of closed sales for detached homes increased from 19 closed sales for the year ending June 30, 2012 to 43 closed sales for the year ending June 30, 2013.
There was a decrease, however, in the number of homes for sale in Deer Park. The number of attached homes for sale made a dramatic fall from 8 homes for the year ending June 30, 2012 to 2 homes for the year ending June 30, 2013, and the number of detached homes for sale fell from 19 homes for the year ending June 30, 2012 to 14 homes for the year ending June 30, 2013. The Illinois real estate performance review showed mixed results for the number of new listings. While the number of new listings for attached homes decreases from 19 new listings for the year ending June 30, 2012 to 11 new listings for the year ending June 30, 2013, the number of new listings for detached homes increased from 44 new listings for the year ending June 30, 2012 to 61 new listings for the year ending June 30, 2013.
The year did show some improvement for the market time for both attached and detached homes, as the number of days attached homes remained on the market dropped from 160 days for the year ending June 30, 2012 to 102 days for the year ending June 30, 2013, and the number of days detached homes stayed on the market fell from 210 days for the year ending June 30, 2012 to 95 days for the year ending June 30, 2013. There was a decrease this year in the month’s supply of inventory for Deer Park homes for sale. The month’s supply of inventory for attached homes fell from 6.8 homes for the year ending June 30, 2012 to 1.2 homes for the year ending June 30, 2013 and the month’s supply of inventory for detached homes dropped from 9.4 homes for the year ending June 30, 2012 to 5.4 homes for the year ending June 30, 2013.
