July 31, 2013 Real Estate Performance Review for Deer Park Announced by John Herman Team

The real estate performance review for homes in Deer Park showed an increase in the median sales price and the number of closed sales.
The median sale price increased for both attached and detached homes in Deer park. The median sales price for attached homes rose by 17%, increasing from $344,950 for the year ending July 31, 2012 to $405,000 for the year ending July 31, 2013, and the median sales price for detached homes rose by 5%, going from $460,000 for the year ending July 31, 2012 to $483,735 for the year ending July 31, 2013. There was also an increase in the number of closed sales for both attached and detached home. The number of closed sales for attached homes rose from 6 closed sales for the year ending July 31, 2012 to 10 closed sales for the year ending July 31, 2013, and the number of closed sales for detached homes increased from 19 closed sales for the year ending July 31, 2012 to 48 closed sales for the year ending July 31, 2013.
The Illinois real estate performance review revealed a decrease in the number of homes for sale. The number of attached homes for sale fell from 8 homes for the year ending July 31, 2012 to 1 home for the year ending July 31, 2013, and the number of detached homes for sale dropped from 18 homes for the year ending July 31, 2012 to 14 homes for the year ending July 31, 2013. The year did, however, show mixed results for the number of new listings for homes for sale in Deer Park. The number of new listings for attached homes fell from 19 new listings for the year ending July 31, 2012 to 13 new listings for the year ending July 31, 2013, whereas, the number of new listings for detached homes increased from 47 new listings for the year ending July 31, 2012 to 60 new listings for the year ending July 31, 2013.
The year also showed a decrease in the month’s supply of inventory for Deer Park homes for sale. The month’s supply of inventory for attached homes fell from 6.7 homes for the year ending July 31, 2012 to 0.9 homes for the year ending July 31, 2013, and the month’s supply of inventory for detached homes declined from 8.8 homes for the year ending July 31, 2012 to 5.1 homes for the year ending July 31, 2013. The year did show some improvement in the market time for both attached and detached homes. The number of days attached homes remained on the market decreased from 184 days for the year ending July 31, 2012 to 100 days for the year ending July 31, 2013, and the number of days detached homes stayed on the market fell from 186 days for the year ending July 31, 2012 to 109 days for the year ending July 31, 2013.
