The John Herman Team is pleased to announce detailed information from Deer Park’s September 2013 real estate performance review. This September 2013 report showed an increase in the number of homes for sale in Deer Park, as well as, the number of new listings.
The number of homes for sale in Deer Park increased in September 2013 for both attached and detached homes. The number of attached homes for sale rose dramatically, going from only 1 home for sale in September 2012 to 5 homes for sale in September 2013, whereas, the number of detached homes rose slightly, increasing from 18 homes for sale in September 2012 to 20 homes for sale in September 2013. There was also an increase in the number of new listings for both attached and detached homes. The number of new listings for attached homes rose from no new listings in September 2012 to 1 new listing in September 2013, and the number of new listings for detached homes rose from 4 new listings in September 2012 to 7 new listings in September 2013.
The Illinois real estate performance review went on to show mixed results for the number of homes sold in Deer Park in September 2013. The number of attached homes that were sold during the month dropped from 1 closed sale in September 2012 to no closed sales in September 2013, whereas the number of closed sales for detached homes remained steady at 5 closed sales for both September 2012 and September 2013. There was also a decrease in the median sales price for detached homes in the community, as the median sales price fell from $550,000 in September 2012 to $472,000 in September 2013. Since there were no closed sales for attached homes, there is no median sales price to report, but September 2012’s median sales price was $460,000.
The report also showed mixed results for the month’s supply of inventory for attached and detached Deer Park homes for sale. The month’s supply of inventory for attached homes rose from a 0.7-month supply of inventory in September 2012 to a 4.3-month supply of inventory for September 2013. On the other hand, the month’s supply of inventory for detached homes dropped from a 7.3-month supply of inventory in September 2012 to a 5.1-month supply of inventory for September 2013. There was an improvement on the market time for detached homes sold in this community, as the number of days detached homes remained on the market fell from 173 days in September 2012 to 97 days in September 2013.
