Real Estate Performance Review for Hawthorn Woods Announced by John Herman Team

The real estate performance review for homes in Hawthorn Woods showed a substantial increase in the number of closed sales and median sales price for both attached and detached homes.
The median sales price for homes sold in the area increased for attached and detached homes. The median sales price for attached homes rose from $280,000 for the year ending June 30, 2012 to $312,500 for the year ending June 30, 2013, and the median sales price for detached homes increased from $437,500 for the year ending June 30, 2012 to $450,000 for the year ending June 30, 2013. There was a significant increase in the number of closed sales for attached homes, as the number rose from 6 closed sales for the year ending June 30, 2012 to 10 closed sales for the year ending June 30, 2013. The number of closed sales also increased for detached homes, rising from 94 closed sales for the year ending June 30, 2012 to 103 closed sales for the year ending June 30, 2013.
The Illinois real estate review also revealed a decrease in the number of homes for sale in Hawthorne Woods. The number of attached homes for sale fell from 8 homes for the year ending June 30, 2012 to 4 homes for the year ending June 30, 2013, and the number of detached homes for sale dropped from 103 homes for the year ending June 30, 2012 to 82 homes for sale for the year ending June 30, 2013. There were mixed results for the number of new listings. While the number of new listing for attached homes fell from 19 new listings for the year ending June 30, 2012 to 11 new listings for the year ending June 30, 2013, the number of new listings for detached homes rose from 215 new listings for the year ending June 30, 2012 to 267 new listings for the year ending June 30, 2013.
The year showed some improvement in the market time for attached and detached homes sold in this community. The number of days attached homes stayed on the market fell from 321 days for the year ending June 30, 2012 to 115 days for the year ending June 30, 2013, and the number of days detached homes remained on the market dropped from 177 days for the year ending June 30, 2012 to 172 days for the year ending June 30, 2013. There was also a decrease in the month’s supply of inventory for both attached and detached Hawthorn Woods homes for sale The month’s supply of inventory for attached homes fell dramatically from 7.3 homes for the year ending June 30, 2012 to 2.9 homes for the year ending June 30, 2013, and the month’s supply of inventory for detached homes dropped from 13.2 homes for the year ending June 30, 2012 to 10.2 homes for the year ending June 30, 2013.
