The month’s results did show an increase for the number of new listings for attached and detached homes in Hawthorn Woods.

The John Herman Team is pleased to announce the July 2013’s real estate performance review results for homes in Hawthorn Woods. This month’s performance review showed an increase in the number of closed sales, the number of new listings, and the median sales price for detached homes in the community.

The month showed mixed results for the number of closed sales for attached and detached homes. While the number of closed sales for attached homes dropped by 50% falling from two closed sales in July 2012 to one closed sale in July 2013, the number of closed sales for detached homes rose by nearly 72%, as the total increased from 11 closed sales in July 2012 to 19 closed sales in July 2013. There were also mixed results for the median sales price for attached and detached homes. As the median sales price for attached homes dropped from $313,500 in July 2012 to $253,000 in July 2013, the median sales price for detached homes rose slightly, going from $450,000 in July 2012 to $465,000 in July 2013.

The month’s results did show an increase for the number of new listings for attached and detached homes in Hawthorn Woods. The number of new listings for attached homes rose from no new listings in July 2012 to 1 new listing in July 2013, and the number of new listings for detached homes increased from 16 new listings in July 2012 to 19 new listings in July 2013. The Illinois real estate performance review revealed a decrease in the number of attached and detached homes for sale. The number of attached homes for sale fell from six homes in July 2012 to four homes in July 2013, and the number of detached homes for sale dropped from 80 homes in July 2012 to 78 homes in July 2013.

There was also a decline in the month’s supply of inventory for Hawthorn Woods homes for sale. The month’s supply of inventory for attached homes fell from 4.0 in July 2012 to 2.9 homes in July 2013, and the month’s supply of inventory for detached homes dropped from 9.9 homes in July 2012 to 6.9 homes in July 2013. There were mixed result for attached and detached homes sold in this community. As the number of days attached homes remained on the market increased from 23 days in July 2012 to 39 days in July 2013, the number of days detached homes dropped from 344 days in July 2012 to 226 days in July 2013.
