The median sales price for attached homes for the year ending September 30, 2013 was $312,500, which is up 9.6 percent from year ending September 30, 2012’s total of $285,000.

John Herman and his team are pleased to report on the results from Hawthorn Woods’ latest real estate performance review of the year ending September 30, 2013. This report revealed an increase in the median sale price for both attached and detached Hawthorn Woods houses.

The median sales price for attached homes for the year ending September 30, 2013 was $312,500, which is up 9.6 percent from year ending September 30, 2012’s total of $285,000. The median sales price for detached homes for the year ending September 30, 2013 was $450,000, which represents a 1.2 percent increase from September 30, 2012’s median sales price of $445.000.

There are mixed results to report for the number of closed sales in the community. The number of closed sale for attached homes dropped by 40 percent, falling from 10 closed sales for the year ending September 30, 2012 to 6 closed sales for the year ending September 30, 2013. Whereas, the number of closed sales for detached homes rose by 41 percent, going from 95 closed sales for the year ending September 30, 2012 to 134 closed sales for the year ending September 30, 2013.

The Hawthorn Woods Illinois real estate performance review showed a drop in the number of homes for sale in Hawthorn Woods. The number of attached homes for sale for the year ending September 30, 2013 was 4 homes, which is down from year end September 30, 2012’s figure of 8 homes for sale. The number of detached homes for sale for the year ending September 30, 2013 was 82 homes, which is also down from year end September 30, 2012’s total of 91 homes for sale. Attached homes saw an additional drop in the number of new listings, as this total fell by 44 percent, reporting in at 10 new listings for the year ending September 30, 2013. On the other hand, detached homes saw an increase in the number of new listings, as the figure rose from 209 new listings for the year ending September 30, 2012 to 268 new listings for the year ending September 30, 2013.

There was also a decrease in the month’s supply of inventory for Hawthorn Woods homes for sale. The month’s supply of inventory for attached homes fell from a 6.4-month supply for the year ending September 30, 2012 to a 2.6-month supply for the year ending September 30, 213. The months’ supply of inventory for detached homes dropped from an 11.4-month supply for the year ending September 30, 2012 to a 9.4-month supply for the year ending September 30, 2013. There was some improvement in the number of days homes in this community remained on the market. The market time for attached home for the year ending September 30, 2013 was 41 days, which represents an 85 percent decrease, and the market time for detached homes for the year ending September 30, 2013 was 149 days, which shows a decline of 25 percent.
