John Herman Team Announces July 2013’s Real Estate Performance Review for Kildeer

The month showed some great improvement in the median sales price, as well as, the number of closed sales and the number of new listings for this community.
The number of closed sales has steadily increased over the past three years, rising by more than 33% this month. The closed sales rose from 2 closed sales in July 2011 to 6 closed sales in July 2012 to 8 closed sales this July 2013. There was also an increase in the median sales price for the month, as the figure rose from $471,000 in July 2012 to $590,000 in July 2013.
The Illinois real estate review also showed an increase in the number of new listings for homes in the area over the past three years. The number of new listings rose from 8 new listings in July 2011 to 9 new listings in July 2012 to 12 new listings this July 2013. There was, however, a decrease in the number of homes for sale in Kildeer. The number of homes for sale has steadily decreased over the past three years, falling from 62 homes in July 2011 to 47 homes in July 2012 to 34 homes in July 2013.
The month also showed a decrease in the month’s supply of inventory for Kildeer homes for sale as this figure dropped from 21.3 homes in July 2011 to 9.6 homes in July 2012 to 6.7 homes in July 2013. There was an improvement of 62% in the market time for homes sold in the community. The number of days homes stayed on the market fell from 468 homes in July 2012 to 174 homes in July 2013.
