The number of closed sales for detached homes in North Barrington increased this month by 350%, as the number rose from 2 closed sales in August 2012 to 9 closed sales in August 2013.

The John Herman Team is pleased to release the latest results for August 2013’s real estate performance review for homes in North Barrington. The month’s report showed a dramatic increase in the number of closed sales and the number of new listings for detached homes in this community.
The number of closed sales for detached homes in North Barrington increased this month by 350%, as the number rose from 2 closed sales in August 2012 to 9 closed sales in August 2013. On the other hand, the month showed a decrease of more than 25% in the median sales price for detached homes in this community. In fact, the median sales price has steadily dropped over the past three years, falling from $900,000 in August 2011 to $635,000 in August 2012 to $475,000 in August 2013. There were no closed sales for attached homes in this community, and therefore no median sales price figures to compare.
The Illinois real estate performance review also showed a decrease in the number of detached homes for sale in North Barrington. The number of detached homes for sale dropped from 77 homes in August 2011 to 62 homes in August 2012 to 43 homes in August 2013. There was an increase, however, on the number of attached homes for sale, as the figure rose from no homes for sale in August 2012 to 1 home for sale in August 2013. The number of new listings for detached homes remained steady at 1 new listings for both August 2012 and August 2013. Whereas, the number of new listings for detached homes rose by 16%, increasing from 6 new listings in August 2012 to 7 new listings in August 2013.
The month also showed a decrease in the month’s supply of inventory for detached North Barrington homes for sale, as the figure fell from 19.7 homes in August 2011 to 16.2 homes in August 2012 to 7.5 homes in August 2013. The month also showed an increase in the market time for detached homes in this community, as the number of days detached homes remained on the market increased from 127 days in August 2012 to 369 days in August 2013. While this represents an increase of 190%, it is still an improvement over August 2011’s market time of 461 days.
