The house flipping market has tapered in recent months as the real estate market has slowed down going into winter. In October, home sales declined 4.4% from the same month last year, the LA Times reports. However, this slight decline is not actually a bad sign. In fact, experts are sighing with relief because this slight slow-down is a sign that the California housing market is stabilizing.

The main reasons for the decrease in sales is the shrinking number of foreclosed and distressed homes on the market and the fact that home sales always slow down during the winter months. The same LA Times article reports that when distressed and foreclosed homes are removed from the sales numbers, sales this October are actually up a whopping 32% over last year.

"It's true that there are less foreclosed homes for flippers to buy, but the steadily improving economy and still low inventory of homes in California are still creating exceptional opportunities for profit," Castro said. USA Today recently reported that four of the five best markets for house flipping are in California: Los Angeles/Long Beach, Oxnard, San Francisco/Oakland, and San Jose/Sunnyvale. The only exception was Ocean City, NJ.

Castro pointed out that the winter months are actually an ideal time for house flippers to look for investment properties because prices are lower and so is competition. "A home purchased in winter and sold in the summer will almost always have a higher ROI than a home bought in summer and sold in winter. That's why we encourage our clients to stay active in their investments through the winter. It's also our team takes so few days off over the holiday season. Holiday Promotional Rate Details and Terms

Any ZINC Financial client who takes out a new fix and flip loan between now and December 30, 2013, will receive a discounted interest rate on their loan. Returning clients who have taken out a fix and flip loan between January 1, 2013 and October 31, 2013 qualify for the "loyal client" reduction of 1.4% off. Clients who are new to ZINC Financial are eligible for a .50% reduction. Clients who have taken out a ZINC Financial loan in years past will receive a "welcome back" reduction of .50%.
