For home buyers entering the Metro Denver market in 2016, Thoeming suggests the following three tips:
No. 1: Ensure pre-qualification. “Before even looking for a home in this ultra-competitive market, make sure you have been pre-qualified for a home loan,” said Thoeming. “Having this paperwork to present to a seller will put you ahead in line of someone who does not have pre-qualification.”
No. 2: Hire a reputable Realtor. “In times of low inventory, which creates fierce competition among home buyers, it is imperative to hire a local Realtor who has a proven track record and knows the market,” said Thoeming, a RE/MAX Lifetime Achievement award recipient who has helped his clients buy and sell real estate in Denver for more than forty years. “He or she can provide insider tips and will have leads that you will not be able to find on your own. This is definitely not the time to go it alone.”
No. 3: Be patient, yet persistent. This means being first in line; i.e., making a concerted effort to find the right home and to bid early, and continue looking even if home-buying efforts yield no results at first. “Home buyers in this market will have to be patient, but patience is always rewarded eventually,” said Thoeming.
