Realtor Rich Alpers of Coldwell Banker Residential Brokerage recently announced he is celebrating his twenty-fifth year as a real estate professional. “Over the past twenty-five years, I am proud that my name has become synonymous with ‘straight talk,’” said Alpers. “In fact, my real estate motto is, ‘No hype, no pressure, just straight talk.’”

The process of buying a house, adds Alpers, is supposed to be fun and exciting. However, when a Realtor pushes his or her client toward buying a property that’s not quite right, or uses “closing techniques” that make them feel manipulated, “the fun goes right out the window,” he said.

In addition to his twenty-fifth anniversary, Alpers just launched a new website,, as a tribute to the part of Boulder he’s lived and worked in for the past seventeen years: Gunbarrel. “Gunbarrel is a wonderful place to live, but there is very low housing inventory, and when homes go on the market they usually go for higher than their asking price,” said Alpers.

Fortunately, adds Alpers, Coldwell Banker allows its agents to come up with ways for buyers to get their offer accepted, even in a low-inventory market. “In this strong seller’s market, many homes are selling for well over the asking price, which can create a problem if the lender’s appraisal on the house is low,” said Alpers. “Coldwell Banker’s management, working together with our legal advisors, has come up with several ways to structure a contract that puts more money in a seller’s pocket without the contract price being inflated beyond a reasonable appraisal.”
