“Unlike doctors or cab drivers, real estate agents are people who we might only come in to contact with a handful of times in our whole lifetime,” said Mr. Otton. “As a result, there is a bit of a barrier to good relationships, because the association is largely based on one transaction – like buying or selling a house – and once it’s done, that’s the end of that,” Mr Otton said.
“But for those who use my strategies, it’s proven that having a good relationship with local real estate agents can really help in generating leads and cutting down the legwork required to achieve success. I think my chat with Shane in this latest podcast really showed that,” Mr. Otton explained.
“Based on Shane’s experience over three years, between 50%-70& of transactions can come through real estate agents. If you look at those figures, you quickly see why it’s in an investor's best interests to be on good terms with them.”
“The basics of putting down good foundations for a relationship are in good networking, whether that’s attending local meetings for developers and real estate agents or approaching the office directly and having a coffee with them,” said Mr. Otton.
“To build rapport, get to know the agents in a professional ligh, and ask how they got into the business, how long they’ve been in the job and even details of their favourite deal. All of these things get people talking and make them feel more at ease,” he continued.
“Once you have these relationships in place, you can focus on the transaction itself, and make sure to highlight the win-win nature of the deals and how you can help the agent convert their non-performing properties into signed, sealed and delivered sales and commissions.”
