Professional property investor, Rick Otton, has revealed there is new evidence that investors are leading the charge in property purchases. However, he says this trend is being driven by FOMO, or fear of missing out, rather than a savvy long-term approach.

A recent report showed that real estate demand driven by property investors in Sydney and Melbourne was running hot as a result of record low interest rates and robust apartment price rises recorded last year.

“They have elbowed aside first home buyers, who compete in the same part of the property market as investors,” the report said.

However, Mr Otton said despite getting into the market, investors were not always generating positive cash flow or high rental yields.

“They need to exercise caution and have strategies that will allow them to deal with scenarios such as rising vacancy rates and the possibility of falling rents,” he said.
