On the Rebound: San Felipe Real Estate Development Re-Opens After the Recession

San Felipe Mexico, the once sleepy fishing town now dubbed "the Shrimp Capital of the World” is increasingly receiving year-round interest. As the real estate market continues to rebound, so do the buyers who want to soak up the opportunity of real estate and the laid-back, affordable Mexican lifestyle. With the ability to create a quality of life not easily accessible in Western countries San Felipe, just a small fishing village with unpaved streets 15 years ago, is now on the verge of being the next ‘it-destination’…again.

The interest in San Felipe wasn’t always prevalent. All of Baja California felt the blow of the economy in late 2008 coupled with the media coverage questioning the safety of Mexican travel. Real estate developments went on hold, tourism halted, jobs were lost and real estate interest dwindled. Seven years later, with the recovering economy growing stronger and the general public’s faith in safety restored, San Felipe is rebounding back and with the rebound they bring with them re-emerging real estate projects that were put on hold until recent days.

Francisco F. Aguilar, an established developer that has invested in and revitalized Mexican beachfront properties for more than 30 years, was among the first developers to seize the opportunity for revived projects in San Felipe. All utilities are currently in place: newly paved roads and curbs, surrounding street lights, water and sewer lines, underground electricity, street signs and fire hydrants. Each Diamante home site will range from 3,230 square feet to 5,920 square feet allowing for spacious residences and luxurious amenities. Diamante’s home sites start at $59K USD with a developer financing option allowing homeowners to build as soon as their first payment is processed. Diamante development has also completed all the legal permits needed, a crucial step when buying property in Mexico. Included in those legal permits is the “F4”, the final permit that the government gives to the developer once the development is completed and is the permit needed when transferring title. From start-to-finish Diamante development aims to make luxurious home ownership more easily attainable, streamlined and a lucrative way to invest while enjoying the lifestyle that many dream about.

Many people believe that it may be unsafe or they can never own property in Mexico, when in fact San Felipe is comparatively safer than most big US cities, and Americans can now own property in Mexico through a Fideicomiso.” The Fideicomiso (Bank Trust), referenced by Aguilar, states that foreigners can now acquire absolute ownership rights to property in Mexico’s formerly restricted zones. Designed specifically as a way for non-nationals to own property, it is sanctioned by the Mexican government, provided for under the Mexican Constitution, and is secured by the Central Bank of Mexico. “The more Americans know about living and owning in San Felipe,” Aguilar added, “the more I truly believe that the San Felipe real estate secret will no longer be a secret.”
