Tax Expert Ted Thomas Exposes The Newest Legislative Changes Regarding Tax Lien Investing

The short answer is: The tax lien certificate holder ends up owning the property.
The laws of every state put tax liens at the head of the queue on liens on the property. This means a tax lien takes precedent over mortgages and every other lien against the property.
“If you buy a tax lien or a tax deed and it is not redeemed, you own the property. The only thing you may have to do in some states is file a tax lien foreclosure. This is a minimal expense,” said Ted Thomas, a tax lien and tax deed investment expert.
Mr. Thomas said this is why tax lien investing is among the safest investments around. Even with the new tax changes in several states, tax lien investing is a sound investment choice.
“You either get your money back plus interest or you get the property. With a tax foreclosure, you are getting the property at a tiny fraction of the actual value,” he said. “As the property owner, you are in the driver’s seat. You decide if you want to keep the property and rent it, use it yourself or sell it for a handsome profit.”
Property taxes typical run less than two percent of the property’s real value and most are below one percent.
“This means if the tax certificate is not redeemed, you own the property for one to two percent of the fair market value. If you sell the property for 50 percent of the market value, you still turn a sizable profit,” Mr. Thomas said.
He said current property taxes may need to be paid in order to keep the property from going back on the block.
“That’s still a small cost relative to the value of the property,” said the tax lien certificate investment expert.
