No. 1: Enhance curb appeal. “Curb appeal is essential when selling a house,” said Heffner. “Sellers should always keep the lawn and bushes manicured and plant flowers, keeping in mind that yellow flowers stimulate buying urges and an unkempt exterior will encourage potential buyers to look elsewhere. First impressions count.”
No. 2: Make the interior sparkle. Sparkle sells, and prospective buyers will be enticed if the outside windows are clean and reflect the spring and summer sunshine. “This brings buyers inside,” added Heffner. “When showing your house, the interior needs to be immaculate. Remember, there isn’t a single buyer out there who will be turned on by pet odors or lingering cooking smells. Make sure to tackle any strong odors, and clean every nook and cranny. Buyers will be opening every closet and cabinet door, so you can’t hide anything.”
No. 3: Make needed repairs. “You need to tackle any repairs, such as a door handle that keeps falling off or a window that just won’t budge, before showing your home,” concluded Heffner. “If you’re not sure which repairs to do, walk through your house and imagine you are a buyer. What things would stick out to you as potential problems? You should also address any larger issues that may come to light during a home inspection, such as problems with the air conditioning or heating systems.”
