Gulf Shores, for example, is a beautiful little town with the biggest white-sugar beaches you’ve have ever seen, and happens to have the most economical beach homes and condos in the United States,” said Tish. “Additionally, a National Association of Realtors 2015 survey reports that the purchase of vacation homes soared to a record high in 2014, with an estimated 1.13 million vacation home sales, where the typical buyer had a median household income of $94,380.”
When thinking about buying a vacation or investment property, Tish, who specializes in beach homes and condos and all properties waterfront, suggests the following three tips.
No. 1: Talk to a lender. “If you don’t know a lender, consult with a Realtor, as they will know many lenders,” said Tish. “Also, always ask yourself if you have good credit or not.”
No. 2: Know your debt-to-income ratio. Lenders do not want a buyer to exceed 36 percent of debt that is owed in bills to the amount of income one makes annually. “Ask yourself how much money you are able to put down on a home, keeping in mind that 20 percent of the sales price is the norm,” said Tish. “Get a fixed-rate loan, find out how much you can afford and then stay within $10,000-$15,000 of that.”
No. 3: Find a local, experienced Realtor. This person will have insider knowledge about the neighborhoods, and pocket listings that might not even be on MLS or websites. Realtors have market knowledge, and they know what developments and infrastructure are planned for their cities.
“There are many sound reasons to invest in vacation property, particularly in the Gulf Shores area where homes are quite affordable, including the ability to customize the property based on your preferences, the flexibility of using the property at any time and establishing what could be a future primary residence after retirement,” said Tish. “Now is the time to buy, as there are available houses for sale and God is not making any more beachfront property.”
One such property on land already created is a waterfront condo at unit # 6204, 645 South Plantation Drive in Gulf Shores, AL. The two-bed, two-bath condo is furnished and freshly painted and includes new living room furniture. It is located on the beach and adjacent to a golf course.
