Realogics Sotheby’s International Realty, the Pacific Northwest’s largest affiliate for the global real estate network, announced today commencement of the FarmHouse Cottages– a boutique development of nine single family homes by Kim Saunders located at 12652 94th Avenue Northeast in Kirkland’s popular Juanita neighborhood. The efficiently-designed homes will range in size, with a maximum of 1,500 square feet, and offer two and three bedroom formats to be priced from the low $700,000s with first occupancy mid-2016. A design preview event and opportunity for unit reservations will be hosted on Tuesday, June 9th from 6pm to 8pm at the Kirkland branch offices of Realogics Sotheby’s International Realty located at 15 Lake Street in downtown Kirkland.
“We are thrilled to introduce this new construction opportunity,” said Val Burmester, the exclusive listing agent and a broker with Realogics Sotheby’s International Realty. “The Juanita Farmhouse Cottages are not just a new place to live but a new way to live. We offer a compelling alternative to commoditized condominiums while maintaining an attractive price point compared with new single family homes on the Eastside. It’s the best of both worlds.”
The Juanita Farmhouse Cottages are being developed under zoning adopted by the City of Kirkland in November of 2007 encouraging an increase of moderately-scaled, affordable-priced homes that garner an increased sense of community and provides diversity in what is otherwise a prevailing trend to add density. The project adopts principles from the “Not So Big House” movement, first made famous by Susan Susanka, who challenged convention that a larger house was truly a better house. Cottages typically eliminate many single-purpose rooms such as the formal living and dining rooms, which are rarely used in American culture. Instead, cottage development focuses on a higher-quality, great room experience that uses less space and energy but results in an improved lifestyle with indoor and outdoor living. Likewise, the Juanita Farmhouse Cottages will also feature a common pavilion complete with a catering kitchen and great room and an open courtyard and BBQ area surrounding an old growth tree.
“I’m not just the developer but actually a resident of this very Juanita community,” says Kim Saunders, of Farmhouse Cottages LLC, the developer of the Juanita Farmhouse Cottages. “We have thoughtfully considered the best way to introduce exciting new housing that integrates into the neighborhood, foster a spirit of place and incorporates meaningful components of the original farmhouse and celebrates Juanita’s small town feel yet enjoys modern conveniences and lifestyles. Something old is new again.”
The development team lead by Page and Beard architects will seamlessly incorporate nostalgic components from the original farmhouse such as a decorative windows and repurposed hardwoods to add interest, character, and conversation to the project. Each home will also receive a name related to one of the many tree species located on the property.
Burmester confirms the homes will be available for presales just as soon as the final design, permitting and construction logistics are finalized. In the interim, prospective buyers and brokers are welcome to consider a reservation agreement, which will provide a first right of opportunity to contract on a particular home when it is released for sale. Register to attend the Design Preview and Reservation Event on June 9, 2015 here.
Burmester, has been researching the demand for the project over the past several months and says the new inventory will be welcomed by real estate brokers and buyers alike. In the core Juanita neighborhood west of I-405 and south of 132nd Street surrounding the popular Juanita Village, there are only 26 active homes for sale with 35 homes pending and 49 homes sold year to date – the majority of which are selling in less than 10 days on market. Most are older homes built in the 1960’s and 1970’s requiring significant remodeling to update and only six homes are considered new construction and are valued in excess of $1 million on average.
“If you are looking for a new construction single family home within walking distance of Juanita Village and Juanita Beach and you don’t want to spend $1 million – we’ve got your address,” concludes Burmester.
