Realogics Sotheby's International Realty Announces The Farm House Cottages in City of Kirkland's Juanita Neighborhood; To Host Preview Event 6/9/15

The Juanita Farmhouse Cottages are being developed under zoning adopted by the City of Kirkland in November of 2007 encouraging an increase of moderately-scaled, affordable-priced homes that garner an increased sense of community and provides diversity in what is otherwise a prevailing trend to add density. The project adopts principles from the “Not So Big House” movement, first made famous by Susan Susanka, who challenged convention that a larger house was truly a better house. Instead, cottage development focuses on a higher-quality, great room experience that uses less space and energy but results in an improved lifestyle with indoor and outdoor living. Likewise, the Juanita Farmhouse Cottages will also feature a common pavilion complete with a catering kitchen and great room and an open courtyard and BBQ area surrounding an old growth tree.

Burmester confirms the homes will be available for presales just as soon as the final design, permitting and construction logistics are finalized. In the interim, prospective buyers and brokers are welcome to consider a reservation agreement, which will provide a first right of opportunity to contract on a particular home when it is released for sale. Burmester, has been researching the demand for the project over the past several months and says the new inventory will be welcomed by real estate brokers and buyers alike. In the core Juanita neighborhood west of I-405 and south of 132nd Street surrounding the popular Juanita Village, there are only 26 active homes for sale with 35 homes pending and 49 homes sold year to date – the majority of which are selling in less than 10 days on market. Most are older homes built in the 1960’s and 1970’s requiring significant remodeling to update and only six homes are considered new construction and are valued in excess of $1 million on average.
