A matched panel study compared residential real estate within walking distance of five locations densely populated by local coffee shops in San Francisco, and residential real estate between .5 and 2.5 miles of the same locations. The study demonstrated that the residential real estate within walking distance of these “destination” coffee shop clusters had a price per square foot 21% higher on average than the residential real estate between .5 and 2.5 miles from them. This increase represents an average of $159 more per square foot for housing within .5 miles of these coffee shop clusters versus housing .5 to 2.5 miles away.
