15 Property Self Storage Portfolio for Sale in California and Colorado

In aggregate, the DSI Properties funds have full or joint ownership interests in 46 storage properties in eight states. Fifteen complementary facilities in California and Colorado are being offered for sale at this time.

The properties can be purchased individually, in groups, or all together. Twelve of the properties being offered are in California, with seven located in Southern California and five in Northern California. Three properties are available in the Denver and Colorado Springs areas of Colorado.
In total, the 15 facilities have approximately 9,250 units and 967,000 net rentable square feet of buildings. The gross potential income currently totals $11.7 million per year, excluding miscellaneous income sources.
The properties are managed by a third-party property management company under the “Mini U Storage” trade name. The name is not a part of the sale unless the buyer retains the existing management company.
Virtually all of the properties are single-story construction with high visibility pole signs and/or monument signs. The majority are located on major roads, highways or boulevards. Several properties have freeway visibility and signage as well.
The portfolio is being offered for sale “unpriced” by the owners with no bid deadline established at this time.
