SANTA CLARITA, Calif. (PRWEB) June 20, 2018 -- Spring and summer are widely considered to be the best times to sell a house. “In spring and summer, buyers come out in droves due to increased inventory, warmer weather, and more daylight hours,” said Realtor Josh Sinatra, owner of Sinatra Real Estate.

Sinatra lists the following four tips on what to do if one is thinking about selling their home:

No. 1: Find out if it is a seller’s market. “It is a great time to sell,” noted Sinatra. “When inventory is low and the number of buyers is high, the chances of getting multiple offers on your home will double to a point where you sell your home far above asking price.”

No. 2: Interest rates are going up. Interest rates in 2018 are approximately 5%, while next year they will be nearing 6%. “With house prices and interest rates on the rise there is no time like the present to make a move,” stressed Sinatra. “Whether you are moving into a larger home or downsizing, you will save money in the long run being locked in at a lower interest rate.”

No. 3: Home sales tax exclusion. When one sells their property, they do not necessarily have to pay taxes on capital gains. Unlike a 1031 Exchange, purchasing another property is not necessary to obtain these tax benefits. To qualify, one must own the home as their principal residence for two years or more. “If you are single, up to $250,000 of capital gains is non-taxable when you sell,” added Sinatra. “If you are married, it goes up to $500,000.”

No. 4: Get organized. First impressions are of the utmost importance when selling a home. The house has to have curb appeal. The first thing every potential buyer judges a home by is the front yard.

“Make sure it is clean and inviting so they feel the urge to walk through the front door and explore the rest of your home,” concluded Sinatra. “Buyers will shape the home around their needs, so only make changes that will affect the purchase price. The goal is to leave as many doors open to the buyers as possible, and do not limit what they can achieve from their new property. This in turn will save you money on unnecessary spending so you can net as much money as possible on the sale of your home.”
